About the project

This project involved the adaptive reuse conversion of an industrial plaza into a modern workspace. Kohn Partnership Architects completed both the architectural and interior design drawings for the project.

The renovated office space features a modern industrial aesthetic, blending raw, utilitarian materials with sleek, contemporary finishes. A stone feature wall and polished concrete floors run seamlessly throughout the space, offering both durability and understated elegance. Their cool grey tone grounds the interior while complementing the industrial theme.

Exposed ceilings reveal structural beams, HVAC ductwork, and hanging pendant lights with matte black metal finishes. This design approach not only adds height to the space but also reinforces the honest, stripped-down character typical of industrial design.

The layout is open and fluid, with areas divided by glass walls framed in black steel. These transparent partitions maintain a sense of openness and light while still providing functional separation between meeting rooms, private offices, and collaborative zones.

Natural light floods the space through large windows and skylights, casting dynamic patterns throughout the day. The skylights not only brighten the environment but also reduce reliance on artificial lighting, contributing to an airy atmosphere.

The colour palette is intentionally minimal: crisp white and deep matte black are complemented by warm stone and wood tones that evoke a sense of modern elegance. Whitewashed brick walls add tactile interest and brightness, softening the industrial edge. Wood millwork—and select furnishings—introduces warmth and grounds the space in executive-level sophistication, creating an atmosphere that feels both creative and composed, well suited for a modern workplace.
