About the project

Zibi is a 34-acre master planned community bordering the Ottawa River. Following hundreds of years of industrial operations, the lands are being redeveloped as the most sustainable community in Canada by adhering to all 10 principles of the world-class One Planet Living framework. 

At 6-storeys, Block 207 is an adaptive reuse of an existing post-industrial building, which will draw on the rich industrial heritage of the site with salvaged pulper integrated as an artefact. The building will provide new commercial retail and office spaces for the area, assisting in the creation of a complete community on the island. The office space is a gateway to the site and is preserving a piece of wall from the older building, using it as the entrance to the Head Street and restaurant space. Due to the pandemic, the design has been re-evaluated to follow safe and healthy protocols, including the washrooms which are now designed as a one-way in/out system.

The eco-friendly-minded community includes an oversupply of bike parking which encourages residents, visitors and employees to cycle in and out of the site. For those needing access to a vehicle, electric vehicle charging stations have been incorporated into the site plan, while the LRT system is only steps away from the community. Due to its location, it has been designed to be a highly walkable community with beautiful waterfront routes and convenient access to retail shops.
